Three systems down in one garage, three different problems

The call from this restaurant in Downtown Los Angeles wasn’t about one broken air conditioner. Three HVAC systems were out of service at the same time.

All three condenser units hang near the ceiling of an underground garage. It gets extremely hot up there, with almost no ventilation, and a condenser’s whole job is dumping heat into the air around it. When that air is already baking, the equipment works harder than it was designed to.

Three separate faults

Three systems down at once sounds like a single cause. It wasn’t. Each unit had its own separate failure, and each needed its own repair. That’s worth knowing before anyone quotes you one big fix for all three.

The full drain pan

The first system’s secondary drain pan was full of water. That pan is the backup: it sits under the unit and takes whatever the primary pan and its drain can’t carry away, so a full pan is a report about the drain line. The line had quit doing its job, and putting the drain right is what returned this unit to service.

The fan that wouldn’t always start

The second system had a failed capacitor. A capacitor stores the electrical kick that gets the fan motor spinning, and when it dies, the condenser fan may start on one try and refuse on the next. That’s exactly what this fan was doing. A capacitor can’t be rebuilt, so a new one went in.

Following the oil

The third system had lost refrigerant. Refrigerant circulates with a small amount of oil, and gas escaping through a crack drags oil out with it, leaving a residue you can spot. Around one copper bend, there it was. The electronic leak detector confirmed what the oil suggested, and I brazed the cracked tubing to close the leak.

Back up and running

Three systems, three different problems, and all three running again. For a restaurant that’s the difference between a normal service and a dining room nobody wants to sit in.

Each one had its own fault: a drain-line problem, a failed capacitor and a refrigerant leak. What they shared was the location. What does it mean when the secondary drain pan is full of water?

A cracked section of copper tubing can often be brazed, which closes the crack with metal filler at high heat. That's the repair this system got, and it held. Whether brazing or replacement makes sense depends on where the damage sits and the condition of the line around it.

Is a garage a bad place for HVAC condensers?

A condenser needs to release its heat into the surrounding air, so a hot, unventilated garage is about the hardest place to ask it to work. Sometimes it's the only space a building has. If that's your setup, the equipment earns a checkup more often than a rooftop unit would.
