The deep clean that actually matters

A mini-split’s basic filter catches lint, but the blower wheel and evaporator coil behind it collect a film of grime and, in humid coastal homes, mold. That’s the real source of weak airflow and the musty smell people describe. A proper deep clean means removing the blower wheel and coil cover and cleaning the surfaces a filter swap never touches. This is the single most valuable service for an aging mini-split, and the difference in airflow and smell afterward is dramatic.

Leaks, drains, and condensate pumps

The second most common call is water running down the wall below the indoor unit. That’s a clogged condensate drain line, an improperly sloped line, or — on high-mounted heads that drain uphill — a failed condensate pump. We clear the line, verify the slope, and test or replace the pump.

Error codes and no-cool faults

Mini-splits communicate faults through blinking lights or display codes that vary by brand. We read and interpret them — sensor faults, indoor-outdoor communication errors, pressure faults — and diagnose the underlying cause. No-cool and no-heat problems usually trace to low refrigerant (a line-set leak), a failed outdoor fan motor or compressor, or a reversing-valve fault in heat-pump mode.

Why does my mini-split smell musty?

Musty odor is the most common mini-split complaint, and it's almost always mold and grime on the blower wheel and evaporator coil inside the indoor head — areas the basic filter doesn't protect.
